When working with buyers I do attend, expect for last one - I was out of town. As for listings, is seller request, but I stay out of way of inspector.

I attend all my Buyers home inspections and most of the Sellers by request of the Seller. Several Sellers don't like people crawling around their houses without their representative being there John Helmick.

As a buyer's agent I am ALWAYS there. It is very rare, as a seller's agent, to be present at the inspection.

Good question John Helmick . As a listing agent, never. As a buyer-agent, always in the last 30 minutes for the inspection for the oral report/presentation.

I generally do not attend. We are a small community and know the inspectors. I do recommend the buyer show up at the end and I will too. My sellers are comfortable without me being there to watch.

I virtually never attend inspections. These days inspectors turn the reports around within 24 hours with great pictures for my buyers so no need to "watch paint dry" during the actual inspection. My inspectors do know, however, that if they come across something truly significant they should call me before issuing their report. Very few of my buyers attend inspections these days.

As a listing agent never.  As a buyer agent, try not to be anywhere near the inspections.  That only increases the odds that your notice something and have to disclose.  Besides what are you doing at inspections anyways.  You are no expert on inspections.  Let the inspector deal with the buyers directly and address any issues they have a concern on the post inspection agreements

I have always attended all my buyer's inspections. I don't see how an agent could not attend, and be doing their job.

The Buyers pay for the inspection. I like to be there when the inspection takes place so I am informed of what the inspector finds. I want to be there in order to protect my Buyer's interest.

As a listing specialist, I would not expect to be there as the inspection is done in order to make sure neither Buyer nor Seller is surprised. The Buyer is entitled to a good inspection without any influence from the Seller or the Sellers' Agent.

We are not allowed to influence an Appraiser, nor should we try to influence an inspector.

When I'm representing a buyer, I'm always there.  

As a listing agent, I'm there only with the consent of the buyers and their agent.  

On occasion, I've had buyer's agents ask me to be there if they can't make it or if the buyer's agent is completely lazy and doesn't want to bother.

I don't normally attend as listing agent but I do as buyers agent especially when the buyers want to be there.  When buyers are not able to be present, I meet with the inspector toward the end of the inspection to find out what he found.

My broker suggests that we stay away during the inspection, too easy for the buyer to get confused as to who said something during the inspection.
