I like the ones taken at sundown of the exterior. It takes a skilled photographer to do this. I also like photos that have been edited that show the inside and the outside view clearly. This takes two shots blended in editing.

The best I have seen have been staged. Removing clutter that distracts from the true character of a room. Removing clutter from the patio and pool. I usually take up to 500 photos moving multiple speed lights to rid shadows and give balance. The edit the ones that are the best between 17-22mm to remove distortion & pull a little more from them. Usually using around 20 to for the MLS. Then I go for the wide angle shots for the virtual tours, usually between 10-15mm. That is where some creativity comes into play. Last are the videos, that are an under used tool for marketing homes. But, that is another subject.

I forget the name of the AR member. He showed the difference that could be made by simply putting the camera on time shot and liting over your head on tripod. Wonderful view of the home without all the foilage. Mark

I've always heard that 2pm is the right time to take pictues to avoid shadows, but I do like Debbie Reynolds's comment about sundown pictures. I always leave it to the pros though, whether it's a $100,000 or a $1,000,000 listing. My picture taking is not great and even good amateurs probably aren't near as good as someone like Douglas Trudeau. I have no idea what I would do to attempt what he said he does in the post above.
