I always tell buyers a home inspection is the best investment they can make when buying a home - even on a new home. Usually the inspector will find something wrong and that one repair will more than pay for the inspection fee. If the seller says they will not make any repairs, then at least the buyer knows what they are getting themselves into.
If it is an experienced investor who chooses not to have an inspection, then I have them sign the form stating they are doing so against brokers advice.

It's really a shame when a buyer reacts that way. A home inspection is money well spent when making a real estate purchase. I try to get my buyers to understand that, but sometimes it's all they can do to buy the house.

I think with the big numbers that they are looking it when it comes to purchasing a house, the little numbers for inspection become enormous. It is human nature. I have noticed when people tighten their budgets, they go for all the little expenses, instead of slashing the big ones...we are convinced that the extras are the problem. The best investment they can make is that inspection. I would never buy a home without one. I've seen to many homes that look great have hidden defects that you would of never of suspected. some people you can lead to water but you can't make them drink.

I tell them the inspection fee is nominal in the big scheme of things. If you cannot affore $500 to know what you are buying, you cannot afford to buy.

An inspection is just a handful or papers that tell them what they already know...or so they think they know. It isn't very tangible and that makes it hard to justify.
