I started in real estate 8 months ago and I am not from were I live so I didn't have a network of people to get leads from . I signed up to Trulia and I have received 90% of my clients from there :) Hands down the best investment for my business I ever made ! Hope this helps :)

I use them both.  I do receive leads from the both but zillow i get fewer leads but they are higher quality.  Trulia you reaaly have to nurture

I've used both, got leads from both, closed deals from both..............and frankly don't think I'd ever used either or any other lead seller again.  The big Z at this point charges about $400 for a percentage of a zip.  After you pay for the zip for a year, you might as well have paid for a website you'll own, pay someone to help get it ranking, and then not have the leads stop once you've paid for it.

I wish our mls would stop giving them a feed.

I signed up with Trulia for 6 months. I got a couple decent leads but what I realized is these people are just starting their real estate search. If you can nurture them along it could turn into a sale down the road.  Also, the same lead goes out to 3 or 4 different agents anytime they sign in just to look at photos.  I haven't tried Z because they want to charge $800 per month for one zip code! There must be a better way...

For the most part both sources give leads that are "justing looking". It's rare to get a really qualified lead from the sellers.

I've gotten better results with Zillow than Trulia, and I've also had recent buyers find me from realtor.com

 Trulia leads are horrific. Mobile homes, bad credit, out of the area you paid for.  I'm coming up on the end of my 6 months and can't wait to dump them. What a poor choice that was for me.  Lesson learned.

I don't do Zillow out of a pure dislike for them.  After reading these comments it sounds like they are expensive and not great anyway.

I have used both... not real happy with Trulia right now as they were over charging me and when they finallyy stopped they will not respond to me. I did get leads from them but lots of junk and even people looking for Fairbanks property  which is 900 miles from me....  I have to say to be fair I have gotten a couple of real people who did work with me and bought something.  But the process of them emailing who they think i one person and it going to 3 people really confuses the buyer. And the alleged  leads for sellers has never not once been a true lead.

As a side note...I just got three leads off of my AR blog. That was in the last week. One is a hot buyer, one is warm and one is from out of the area looking to move here with a specific plan in mind in two years.

My broker bought leads from one of them, and he wasn't happy. For that reason, I've never considered buying from either of them.

I have used zillow a long while and it seems really popular with buyers in my area.  My costs are fairly low.  I tried Trulia for 6 months and got zero return on my investment.  I highly recommend you ask about 100 people if they ever look on either site and which one in your area.  Ask people at church, in grocery store lines, at the movies, at dinner, other buyers you might run into in your office and see which might be the best bet in your area.

In Florida, most of our buyers are from out of state or at least of the local area. So sites such as Zillow and Trulia can provide a lot of buyers leads especially. Yes you get some junk leads but I will say that both doing very well for me and the return on investment is outstanding.
