Many of the homes I show do NOT come upon GPS or it sends them a mile away.   That is why I give very detailed directions.  Some agents don't use them and then call because they can't find the place because they didn't do as they were instructed by following directions.

A lot of people don't update the maps on their GPS, so the newer houses won't show up.  I use my Iphone as a GPS since it updates automatically.

Generally I check the online maps before I leave the office and know where I am going.  I hate to deal with the GPS while I am driving.    Most of the area I know so well once I get it on the map (or at least the street) I am fine.

Hi Joan, I have found every house I have ever shown without the use of GPS. I have also received several calls from agents that were lost because they were using GPS instead of following the directions in my MLS listings.

I've had this happen as well. No idea how or why since we are such an internet crazed life.  I don't trust GPS and always look at tax records for every listing's location before heading out.  Directions can be wrong and GPS can be wrong.  Of course that is still looking online!

Yes, it's happened to me. If it's a home that isn't showing up on mapping services or GPS, I call the listing agent for specific directions. In Charlotte it has less to do with age of home, as with so many new neighborhoods and streets in areas that were previously farm land.

Joan Cox about GPS checking for listing - what if some of the agents do not have latest GPS? (Actually, I have not updated GPS in my car since 2009 - and I do come across situation where GPS does not find the location. That's when I use Google Maps on my Android phone.)

Joan Cox home built in 2000 should show up in GPS! I use Google Maps for such homes - and usually it works. We also have 'direction' details in MLS listing sheet.

Welcome to Carmel-by-the-Sea - we have no addresses!! Directions go something like this: 4 NW of 6th on Dolores (that's approximately where my office is located). You can now find "Rothwell Realty Inc. Carmel CA" or "Hella Rothwell" on Google by name but not by it's address!

Our Matrix MLS system tells us if there are no coordinates and we have the ability to search coordinates and add them to the listing so that GPS can find the property.

Garmin did not have this home, nor did the buyers' GPS in their car.   Luckily the agent had "semi directions" in the car, and got close, and we found it.   This was a home built in 2000 and I update my GPS often as I show new construction often.

Many times. As a listing agent, I always put in driving directions. I love it when the GPS says..."private roads in this area." When at the property, I will mark the address and see what the GPS is calling it. A note to BA or in the remarks makes this very helpful.

This happens regularly with new home subdivisions. Ia lways make sure there are directions and double check the mapping on Google and on the MLS. Sadly. every now and then the GPS goofs up and sends me on a wild ride

Updating GPS is not very simple and many newer roads and addresses don't show up for a couple years. I always recommend agents provide good driving directions in the listing as a backup. Besides, not everyone has/uses GPS!

I have often had a house that did not show up on my car-installed GPS, and have fretted in the past. When I realized that the Google maps onmy phone always has the house, my heartbeat lessened. On those rare occasions when neither has the house located, I plug in a side street from the MLS directions, and go from there.

GPS doesn't always have the correct information in our rural area...so filing in directions are very important.

Knowing how to correct streets and what auto populates, to Google maps, GPS, Mapquest...now that would be awesome!

My personal realtor irony is that I don't know how to read a map.  I have a GPS in my car, which I've pretty much stopped using in favor of my phone or iPad.  For me, it's good to have a GPS and a back up GPS.

Our MLS sometimes has problems when you clone a listing then change the address & the coordinates turn up wrong. Something we always check. Google knows it's there!

I do remember living in a new house & the fire dept didn't know where my street was which was very upsetting lol.

Yes, just happened a couple of weeks ago. In this case it was for new construction. Prompted me to suggest to our MLS committee that we make directions a mandatory field. Don't know that they will though.

I've shown a few homes that did not show up on GPS -- but the listing agents were good enough to include a GPS-findable nearby home/landmark.  If they want the house to be found and sold, they should take the time to provide clear directions.

Hmmm... What ever happened to maps? Most of them are accurate, and a whole lot easier to use. 

I have to laugh, because if you try to find my house, GPS will take you on a wild goose chase, about 20 miles out of the way and into the mountains. Then you'll end up at a locked gate at the back of our pasture.

This time of year you won't get here at all, because the old logging road isn't plowed in winter. In summer, you'd better hope you're driving a vehicle with high clearance!

I have a lake house in the national forest, GPS will not find it. Does not show the  roads or the lake...just green for National Forest.  Now I need a buyer who wants to never be found.

I have had this happen a few times- google maps or other mapping sites had the house in an entirely different place. I always make sure that my listings show up on google/yahoo/whatever maps as in the right spot. If not, there's a way to report it to the search engines.

Our MLS also has a mapping feature, and we can manually change where the pin drop is when we're uploading the listing. I always double check that the pin is in the correct spot to make it easier to find. 

If the home is difficult to find, I describe in great detail how to get there.

Yes, I have had this experience on more than one occasion. Depending on when the appointment is made, I will try to find the home in advance, so I don't get lost.  If it's that hard to find, I'll ask the Listing Agent for exact directions prior to showing the home.  I still carry a map, too.  You can not always rely on technology.

I have had some rural homes that did not show up, the road kind of ended. I used the address of the business at the end of the road in my directions and told them to keep going exactly 1.1 miles to my listing,  it worked.

Often that happens w/ newer homes and there is virtually nothing you can do to get it to show up on GPS.  The simpler solution is to to include the 2 cross streets.
