WE do limit them in Las vegas...  I dont remember the exact statue but you are aloud to have so many in an area....  on a personal note I have a elerly home 2 doors down the street from my house,  has maby 5-10 beds. The ambulance and the fire department come down my street for that house once a month that I see.

 

The revovery house question... I know people who owned them and have seen the houses.  Nothing against the people who live in them but they are not my class of people.  These arent movie stars going to a beverly hills mansion.   I wouldnt want one in my neighboorhood so the area has limited how many you can have and how many people can live in them.

This is going to be a hot button topic in the near future (depending on your market area)... cities are fearful of violating parts of the fair housing act by disallowing these usages. I wouldn't be surprised to see it play out in court at some point. I wonder what the ruling will be.

I know about restriction for rental properties in Los Angeles county. I've never heard about restrictions for the owner occupied properties.

Hank, in DC there are complicated ground rules for this.  There is a maximum number of residents, required professional supervision and there are requirements for a minimum number of square feet between these facilities.  And of course, neighbors hate it when a new group home tries to open.

Hank Dugie none of these are protected class, to best of my knowledge. So, it is possible that some HOA may have some guidelines for them.

I have never seen a covenant and restrictions allow multiple family homes unless it is in a multiple family building, like an apartment complex.

Yes it is a zoning issue. It has nothing to do with anything more then the purpose of a neighborhood, Residential, Commercial or Mixed use.

This is actually a hot topic locally and some cities are working feverishly to try to enact some legislation to allow such restrictions.  Most local HOAs have such restrictions in their covenants.

This came up in my town last year.  I believe the town stated that it would be discrimination to 'disallow' this usage.  We had a whole street in town go on the market when one of the houses on that street was bought by the state and was going to be used as a group home.  There was quite an outrage.
