I have vacant lots for sale. These range from one lot to a large one that could make 20 homesites. They will all require extensive site prep. How do I make the Sellers take the site prep into account?

That is a good idea, Anna Hatridge. The amount of "lot prep" involved with the lots in Wikutepa goes far beyond what is normally required. In this neighborhood, the land is so rugged it will take a rock climber to get to parts of the large lots. The cost of getting lots ready for a build may surpass the cost of lots themselves.

As the listing agent you would simple show the seller what other developers are offering to buyers. This will let them know what has to be done if they wish to compete with the other developers. This could let them offer a site prep allowance that would be of great value to buyers.
