I never expected this answers. I just wanted to know how much research you all do in your field and how resourceful you are. That is to say, I was amazed how much I learned from you and seeing your point of view to my question that I never thought about it.
I am gracious for all of you to answer my question.
I spend 2 years of my time answering that question. The result is the fastest Data Provider in the Real Estate Industry for 2014 and 2015.

You are all so gracious for your answers and I am going to give each of you a separate answer. Please prove me wrong in what I am saying. But I am the owner of the company who researches over 2,200,000 records of estates a year to identify the successors who sell over 30-40% chace the 1st year. v.s. an average real estate farm list with only 3 1/2%, on a standard basis.
I looked at everyones office locations and I can tell only because of the sales prices, Mrs. Kathleen Daniel's office will make the most money from my answer. Only because of the commission checks.
This is my response to your answers.
Again, we are all professional and want to learn from each other. Please give me the liberty to challenge you and it is not my intention to impose my idea over yours! I could have simply wrote a blog post on this topic and infact I will.

Let's discuss your market place, San Jose in Santa Clara County.
As of Last April we posted 1,705 records of successors whom the only way they could sell or transfer their properties would have been.
A. Through a living trust. Which over 60% of them have one and over 20% of successors used it to sell their property.
B. 20% of the successors in your County had to sell through Joint Tenancy which is an automatic ownership, as they did last yeat becase as many as 30% SOLD. Since we post the data.
C. Less than 20% had to go to probate that is months after we post the information.
In none of this cases you could have found them other than the fact of someone who knew you personally would refer them to you! or we would have giving you the information.
Your average commission check is over $50,000 because of your sale price if almost $1,000,000 if not more.
let me do the math for you.
We posted 1,705 properties in Santa Clara County and over 20% which is only the Living Trust owners and Joint Tenancy have sold since we post their data as of Last April.
Here is the irony, you might have and actually have witout knowing gotten a listing from a successor but you did not categorize them as a "Successor". AND NEVER REALIZED THAT, THAT TRANSACTION COULD BE DUPLICATED....OVER AND OVER AND OVER.
Two weeks ago, a Realtor with Keller williams from Pennsylvaia called me and I was having an online meeting one on one with her and she asked If I could show the data for her zip code.
There were 25 successors in her zip code of over 12,000 properties SFRS in that zip, and then, when I uploaded those record she almost fell out of her chair and said. "HOW DID YOU KNOW THAT?"
I said "WHAT"
She pointed at one of the records and said, that house belonged to my neighbor and I just closed the escrow on it. I asked what what the circumstances? She said, "Her husband passed away."
I asked here, "What was the reason behind that standard SAEL!"
Someone's passing.
Who make the commission? She did.
I did not have to tell her anything more, than the fact she could duplicate her effort.
In all this cases do not get misunderstood...you are dealing with successors. Successors have one mission in mind, sell, sell and sell.
My biggest emphasize for agents working with successors is to be compassionate.
1,705 properties and 25% sold average price is $1,000,000 = $426,000,000 in real estate sales. and at 5% commission. $21,312,500 worth of commission checks were paid.
Who got that money?
