You are onto something with real legs.

Some time ago I created a series of "Refreshing Hikes' videos that has proven to be the gift that keeps giving. For the most part, your videos will be outside images, easy to do. I would suggest shooting the video yourself and adhere to a few basic simple rules.

Here are the rules.

1. Zoom with your FEET
3. Everyone loves closeups
4. It's about MOTION, activity...somebody or something doing something!
5. Do voice over or music track. Source sound is impossible for an armatures so do not make the fatal error of thinking the condenser mike on the camera will do the job or even worse...thinking folks do not value sound higher than imagery.

6. Do create a story board
7. When at post production editing...chill out when the 'effects' bug bites.
8. Use 10 second or less cuts. That means 10 minutes of raw material for every 1 minute of product. If you actually use a story board you can cut this ratio way down.

You will discover this experience will carry into other disciplines in your real estate business.

Too much for you to do?
Go any Sat or Sun morning to a park near you and have a chat with the dude or dudette flying the drone.

PSST:  come close, listen. It's about lead generation, not giving away stuff. Leave the give-aways to the library. Sell the attributes of community. Sell the attributes of the city. When they want to know about real estate, make it clear what they need to do which is always followed by, "Pick up the phone and call....."

This will be hard for you to believe it's so easy,,but here we go.

USE YOUR IPHONE to capture the video. (I'm sure other brands work also) You don't need expensive stuff for what you want to do.

Purchase a frame upon which your phone will be mounted. It can be as simple as a PVC pole but best results come from two hand mounts. has lots of great hardware for this purpose. This enhances the view experience DRAMATICALLY.

You need to make certain the camera produces a format compatible with the edit software you will use such as Microsoft Movie Maker. You may choose to let the title making ability of Movie Maker (or the edit software you choose) to be your voice. Or you can use a quality microphone and add your voice over while in MOVIE Maker. If you do this, skip the sound instructions that follow.

When you have the video correct, the way you want it including transitions, titles and notes, upload to your YouTube channel and use the new editor you find there. Follow this sequence.

1. Run Stabilize ( if you added voice over, dubbing or added soundtrack to the video, go to step 4.)
2. When complete select edit audio.
3. Select in the audio search criteria 'not ad supported' and 'matches video length" Start clicking tunes 'till you find the one that moves you.
4. Publish. (Optional: make public and optimize use SEO best practices.)
5. Download MP4 to your puter.
You are now ready to rock and roll.

So can you do this with the video on your phone? But then you say to add sound track to this so this requires editing sound from where? I have an old flip video camera that use to work great but they went out of business so what do your recommend?

Yes, I use video in my business, especially during local events, however I have my own video studio for shooting green creen and editing.

I would like to use video as providing information on neighborhoods, housing as a way of giving buyers free information in a new format that they can view. Hopefully this information will direct them to me when they want to buy. Let's face it buyers are looking on the internet for information and I just want to provide this to them.
