Hank, I haven't gotten any business from Facebook directly; however, I do know of agents who have. Like Susan above, I am on a local facebook page for women in our home town, that is becoming a new source of contacts and leads. Which is ironic, because that was not the reason I became involved with that particular group at all.

I asked earlier if people had actually closed as a result of their participation on FB. The results vs the time spent in our opinion may not be worth it, unless you are in a market area enchanted with FB.

I have generated a couple leads through facebook. I think it is best to post a variety of things, not just listings. People tend to tune out when they scroll down your page and see the same type of posts. Letting people know when there are big changes in the industry (Ex. Lower interest rates, Tax credits) will keep interest.

I have a personal page and a business page. I tend to receive most leads from my personal page just from friends seeing what I am doing. I don't post a lot of work stuff on my personal page, but when I do it is usually a picture of a house that I just listed, put under contract, or sold with a little story about it. That really draws people in...a mini house hunters!

I once generated about 38 seller leads from facebook. Course it was a paid post, but for $20, I thought it was a pretty good ROI. Did I get any listed, not at the time, but I've added people to my shere because I collected names/emails.
Also just food for thought. SOme of your posts go to the brokers website. Are you the broker owner, or are you one of their agents? If your one of the agents, I would suggest you lead them to your own website, or information, that way you capture any leads. If not your just generated leads that may vary well go to other agents on the website there, which appears to be about 7 more right?

Interestingly, I have gotten business from FB but from non-real estate related groups. I'm in a few groups unrelated to RE, yet you know how it is...when people find out what you do, they all want to talk about the RE market. I NEVER bring it up but they always find something to ask about, and voila, after a while, I started picking up business because some folks apparently thought I was a reasonably competent human being. I am going to start trying some boosted posts with a landing page this year, though.
