I would. They obviously learned the error of their ways ;)

Probably. If they are coming back to you, they are telling you they have serious faith in you. But I sure wouldn't do it without signed exclusive buyer or seller agreements.

If they went behind my back, then no. If they were open about it and acknowledged they made a mistake, I might consider it, but I'd be inclined not to.

Depends.....Sometimes they are pressured to use a family member or someone who is very close, but it often does not end well. I'm right now in the situation like that.

If they want to work with me I would, hopefully I would out shine that other agent.

I would have to have some answers to some questions first. Depending on those answers, then I would make my determination.

Yes I would, especially if they would agree to sign a buyer representation agreement if they are buyers. But it can be awkward.

As long as we have professional relationship and signed contract, why not? After all that's our business.
Having said that, being little touchy about this, I do not even contact such people - so they want call me anyways!

Maybe Gabe. You are going to earn money? I would have them sign an exclusive buyers agreement if it was on the buyers side and for a listing there would have to be some explaining done. My answer is a definite maybe. (Little humor there)

Yes probably so and have. I have been the listing agent on more than one client's home that bought from another agent when they committed to me. I have even heard one client say they did the wrong thing and they did.
