My best open house tip...do impromptu open houses. When I have a showing on one of my listings, I will frequently tack on an open house for an hour. I am doing this on Sunday from 3-4 since I already have a showing scheduled at 4.
I quite doing open houses a few years ago. They don't work in my market.
Know the property inside out and surrounding homes. You will get questions about both.
Prepare the house well and advertise as much as possible.
Signage! Be sure to put out LOTS of signs. Make it easy for potential buyers to find the home! I also add balloons to the signs. I get then at the dollar store, so it's inexpensive. The balloons "dancing" around in the wind capture the attention of someone driving by and they may decide to visit your open house on a whim!
know what is like in kind in the area for sale. It help to show your value and why they need an agent like YOU!
Remind the sellers to secure valuables and medications.
Good planning and prep.
