I have been a Broker in Florida and California for over 20 years.  In this time my husband and I have invested in real estate and up until a few years ago were doing very well.  Unfortunately, we got caught up in the "Foreclosure Nightmare".  We had mortgages with the same bank for over 20 years and sold one of our pieces of property to purchase some new construction condominiums.  In purchasing these condominiums not only did we put down substantial downpayments but our bank was happy over the phone to give us three new mortgages with no verification of income.  My husband was always proud that he had a credit score of 800 and had never missed or been late on a mortgage payment in over 40 years.  It was with these transactions that the "Mortgage Nightmare" began!

Prices dropped and the mortgages adjusted!  We could not sell the properties and could barely make the interest only payments. We were unable to get the mortgages modified after numerous tries.  The bank then informed us that the only way we could get help was to miss at least 3 mortgage payments before we could get help.  We would than have to fill out hardship paperwork and go from there.  What started was phone calls from the bank, from many representative telling us that they were in charge and we should listen to them!  It was definitely the start of a nightmare!  Our mortgages were bought up during the bailout crisis paid by we citizens and discounted to these banks.  We now had a new mess.

A friend was going through the same problems on his mortgage and recommended that we try a company that specialized in working with the bank that he was using.  He felt since one of the partners was an attorney they could help.  What ended up happening was the start of two foreclosure proceedings and us out of more money.  We still had the properties up for sale and even though we had a contract on one for cash it was foreclosed and sold for half of our cash offer by the bank. We lost he property and our downpayment.  We were disqusted, angry and felt like failures all at the same time.

We hired another broker to do our other short sales as I cannot do my own property.  I started to investigate and became certified as a CFR (Certified Foreclosure Specialist) and a CDPE (Certified Distressed Property Expert).  During this time the President and other entities brought out HAFA and other programs to help consumers.  What noone realizes is that the banks don't have to follow these programs, they make their own decisions, at their own discretion. Even working on our final short sale with an assigned bank negotiator, we still received threatening letters from the bank. 

An Article just came out on GLOZAL that there is now going to be an investigation of over 4 million foreclosures.  This is good news but its only going to create further problems. What about people who are still in the pre-foreclosure process? You have decisions to make.  Should you do a Short Sale?

I am a Broker and Realtor who has lived in Downtown San Diego for over 5 years.  I love living downtown as there is so much to do and you can walk everywhere.  We have  the "Best Weather", Shopping Mall, Ralphs Grocery Store and Restaurants Galore!  I love our different areas such as Little Italy, Marina District, Gaslamp Quarter and so much more.  Most of the Condominiums downtown have been built within the last 10 years. There is a wide variety of prices, amenities and locations.

I always welcome new "Home Buyers". I explain the process of getting pre-qualified with a bank or mortgage broker. You can't look at property if you don't truly know what you can afford. It would be a waste of my time and theirs. I explain the process they will go through and that a contract is a legally binding contract. As a Realtor, Negotiating skills are most important! I want my buyer's to get the home of their dream at the best price possible!

I love to work with "Sellers".  The most important first step is to actually see your home so that I can price it to sell!  A lot of our "Sellers" have experience with selling their property because many are second homes.  The one thing they don't realize is that just because your neighbors home sold for a certain price; it doesn't mean yours is better and will sell for more.  

My job for both "Buyers" and "Sellers" is to get you the best price, with the least amount of problems, in the shortest amount of time!

I specialize in the "Downtown San Diego Area" and have lived here for over 5 years in the Marina District. I grew up in New York so, I call Downtown "Mini Manhattan" as you can walk everywhere!
