Advice from a previous For Sale By Owner: Just a few words on my experience with for sale by owner, vs. experience with Sue in a full service capacity. Initially, because the perceived margins I could expect on the sale of my home, I made a financial decision to list my home using for sale by owner. All told, this was just over a $1000 by the time you get an MLS listing, an appropriate number of pictures, etc.. This was my first indication this may not have been a great idea. This amount was almost double the "listed" price for "doing it yourself". Not sure why I was surprised by this. After the purchase, a great many documents were sent to me with a request to "fill them out". This seems simple enough, but required a great deal of time and research to understand what I was filling out and why. Customer service is, not surprisingly, inept in a "do it yourself" environment. I was now committed to 6 months with for sale by owner. At this point I could only hope everything was correct, optimal and appropriate for my property to result in a sale. During the 6 months, I had several showings. Of these showings 95% had a buyers agreement with a realtor. This means I would have to pay that realtor 2.5% of the sale. This is fine, but the for sale by owner option seemed even less attractive. After 6 months, managing showings, taking calls, etc. with no offers, I decided to interview realtors. I interviewed several, but Sue was the only stand out. Sue came to our initial meeting very well prepared. She presented a full set of market research and statistics that immediately indicated my house was overpriced. Sue was very well prepared and professional. Sue went through all documentation that would be needed, why it was needed and how it should accomplished. This was a far cry from the cryptic documents I received from for sale by owner. In the matter of 3 or 4 days, the house was listed on MLS, and an offer was made. I am convinced that without Sue's connections to the realtors in the area, this would not have happened. Without Sue's facts about what a realistic price for the house was, this would not have happened. Cost. The primary reason to use for sale by owner is savings. I am convinced this is a perceived savings, not a real one. I could have saved myself thousands of dollars, and a lot of headache if I had just had Sue represent me from the beginning The 6 months of mortgage payments (remember, 80% of the payment goes to interest) while I waited for an offer would have almost paid the commission of the full service realtor. Considering the initial cost of for sale by owner and my time and frustration, there is no real monetary savings to using for sale by owner. Thank you Sue, you did a fantastic job, and I will certainly recommend you to everyone I know.

Have you ever met someone for the first time and immediately knew that she was the one you wanted to sell your house? I did and I was so pleased to have Sue and her staff working for me. They did a great job and very quickly, they sold my house in 1 week with multiple offers and over asking price. The experience I had with Sue was one of the best.
