When I got into the mortgage business you simply had to pay a fee and they gave you a license. You could make a living doing sub-prime loans and interest rates were in the mid 7s. My grandpa joked with me that if I could get him a 4.5% rate he would take out a mortgage on his home that was paid off...With rates now in that range I am waiting for him to make good on that deal!It now takes many hours of pre-licensing education testing at the state and national level.
