Today's Real Estate market is a new experience for all.  Our market is now dominated by the short sale and REO foreclosure properties.  Buying and selling a home on short sale is an elaborate process that requires extra work and an experienced agent makes all the difference.  In 2007 I first heard of the short sale concept and made it a priority to learn as much as possible about this process.

By Attending the FIVE STAR Default Industry Conference in Dallas TX I attended lectures, seminars and certification classes making me one of the leading short sale agents in my area.  I also attend the REO MAC conference in Hollywood FL, with top agents, economists, attorneys, property preservation companies, bank reps and title agents, networking to better assist my customers.  The education I obtained has helped me establish myself as one of the top short sales agents in my area.

Certifications

Many buyers shopping today are fixated on foreclosure properties.  There are some fantastic buying opportunities in this niche, but not all banks are pricing to sell immediately.  Each bank has an individual policy for selling their foreclosure inventory, also known as REO's. Some price to sell within 30 days, others place a 30-90 day value and some are trying to get top dollar.  Offering cash does not mean they will take any offer you make with cash. The key to obtaining a foreclosure is understanding a fair market value. Banks are relaying on resent comparable sales to price their inventory. Some may go a bit under market value for quick sales and many of these homes will stir up a bidding situation. This is the goal.  Many banks will hold and collect offers until several are obtained and then make a decision. Sometimes a bank will go back to all parties and request a final highest and best bid, sometimes they will counter.  The diversity in approaches by different banks often leaves a buyer feeling they missed an opportunity or that they did not have a fair chance.  Again, having the right agent represent you makes a huge difference. 

Being very active in the REO business, i learn something new everytime I negotiate a new bank owned deal.  There are tips and tricks to make your offer more appealing and i would be happy to assist you with a foreclosure / REO purchase.
