I have been a resident of Toledo since 1990 and am extremely bullish on our area! During the past nearly 26 years of selling real estate I have gained an abundance of knowledge concerning the local market by selling or participating in the sale of numerous homes. I often tell people this is not a business of just selling homes, but rather building lasting relationships... ones that continue long after the final "i" is dotted and "t" is crossed!
The business model Realtors operate in today is far different than in December of 1993 when I started out. At that time the Broker controlled all listing information and consumers almost always had to work with an agent to buy and sell homes.
Today, consumers are empowered as never before, but I'm a firm believer that Realtors are still vital in the real estate transaction. Our job has evolved from being a conduit of information to one of a counselor, helping consumers evaluate the avalanche data that many times overwhelms them!
That is the catalyst for this blog site. Simply to provide you, the consumer, information regarding real estate without a sales pitch included! So look around, and check back often, because this site is living and breathing and following the ebb and flow of the marketplace.

Real Estate Agent/REO and Short Sale Specialist
Asset Investigation - My team makes determination whether a property is legally occupied or vacant and takes appropriate actions per lender instructions and loan provisions. Early Stage Preservation - We re-key enterior doors to secure the property and take necessary action to have the utilities turned or winterized as necessary and coduct interior and exterior cleanup. Property Valuation – We provide a broker price opinion with necessary repairs noted, as well as interior and exterior photos. Repair quotes – We will coordinate with local contractors to provide repair bids to assist in an accurate market valuations. Invoice Billing – Most asset protection invoices are paid directly by Rick Turner & Associates and submitted to the Client for reimbursement. You will receive copies of all vendor invoices and the checks to those service providers with the reimbursement request. Marketing Plan – The property will be exposed via our local MLS; our local network of area investors; our company web site as well as placement with a variety of web based National Listing Services and Social Media sources. Sale & Closings Procedures – All offers are presented to the client along with suggestions for negotiation or counter offer. Once a contract is accepted, we will coordinate the sale with the buyer and title company as well as being in attendance at the closing.
Relocation Specialist
Assist individuals and corporations with relocating both to and from the metropolitan Toledo area. Assist out town home purchasers locate competent real estate agents to assist them at their new destination.
