PROFESSIONAL PHOTOGRAPHER: Pictures are what gets a buyer interested in a property. You would not believe how often I see listings in the MLS with a picture of only the outside of the building. Using a professional ensures that the images are perfect to show the condo off in the best possible light. If a photo is worth a 1000 words, what will a minimum of 10 high resolution images shot by a professional do for your property?
PROPERTY WEBSITE: All properties get their own website. Each website includes its domain name (www. youraddress . com), high resolution photos, property and neighbourhood information. The site itself is then advertised on-line
VIRTUAL TOUR: Every property gets a virtual tour, both in 2D and 3D. A virtual tour allows for buyers to view your property like a 24 Hr. virtual open house. They can spend all the time they want looking at your property, mentally putting their furniture into your listing, so when they come to view the property they are already emotionally invested.
MLS: All properties is placed in the Multiple Listing Service or MLS. Even with all the a lot of marketing and web presence, there are over 36000 REALTOR's in the Toronto Real Estate Board, so marketing on the MLS is a must.
REALTOR.ca: All properties that are listed on the MLS are syndicated on the public facing website REALTOR.ca. This site gets thousands of visitors every month. The virtual tour and professional photos are used on this site and the MLS.
ON-LINE ADVERTISING: In addition to what you have already seen above, all listings are advertised on Craigslist, Kijiji, OLX and over 20 other sites where potential buyers look for on-line.
SOCIAL MEDIA: Your property will be promoted via social media on Facebook, Twitter and Youtube.
LISTING SYNDICATION: All listings will be syndicated via our Brokerages IDX agreement and will be visible on 1000's of Toronto Real Estate REALTOR websites.
GOOGLE ADWORDS: On top of all the on-line advertising and social media marketing, a Google Adwords campaign will be set up to catch google searches for properties in your area and drive them to your properties website.
WEB PRESENCE: Listings are placed prominently on several of my websites. All my sites rank well in google for lots of buyer related search terms and receive a significant amount of page views per month.
COMMUNICATION: One complaint I hear from the general public is that the communication with their REALTOR is not very good. Too help with this, all clients have access to log in to their property website. They will be able to view how many visitors have viewed their listing and how those visitors got there. Also, I am always available by phone, text, e-mail, twitter, and facebook.

Are you a First Time Home buyer or looking to upgrade? No matter at which stage of your real estate life you are in, I can help you. Client service is the most important thing, and when you hire me as your REALTOR, you get the following service.
Determine Needs: As your representative I will be available to meet with you, at a location of your choice, to determine and assess your needs. As your agent I can help you focus on areas such as: location, type of property, size, number of bedrooms, washrooms, etc.
Pre- Qualification: As your representative, I am able to refer you to a minimum of three mortgage brokers in order to obtain pre-approval on your mortgage. Pre-approved mortgages will assist me in determining your price range for the property search.
Home Search: MLS will be searched for properties meeting your criteria and appointments will be made to view these homes.
Present Offers: I will act as your representative and present all offers either in person or by fax that you deem appropriate.
Negotiating: I will negotiate any counter offers and advise you on all terms and conditions in the offer.
Home Inspection: You will be referred to a minimum of 3 home inspectors. After choosing your home inspector, I will be your representative during the inspection.
Pre-close: During this time I will look after the lifting of conditions, assist with the move and provide pre-closing consulting.
Post- Closing: Arranging to receive Keys, post-close walk through to make sure everything is okay with the home.
