Upon receiving a property/Commerical or Residential Assignment/ Avision Realty  takes the following steps:

•·         Verify/Determine occupancy status within 12 hours

•·         Inspect and Photograph as much of the property as is accessible

•·         Re-key and secure property within 24 hours (Vacant Properties)

•·         Post Notice and Contact Tenant for Voluntary Vacancy (Cash for Keys - CFKs) negotiations (Occupied Property)

•·         Broker Price Opinion (BPO) - Drive by within 2 days, Interior/Full provided within 3 days.

•·         Include interior and exterior photographs

•·         Inspection report with written repair bids for review and approval

•·         Obtain all Inspections Desired

•·         Monthly status / Marketing report (MSRs / MMRs)

•·         Thoroughly Evaluate Buyer/Offer/Buyers Lender to help secure a strong buyer and closed transaction

To insure the marketability of the property, we manage and coordinate the following:

•·         Negotiate cash for keys exchange, if applicable

•·         Interior cleaning and a complete de-trashing and winterizing of property

•·         Supervising and hiring subcontractors

•·         Gardening /Lawn care

•·         Marketing & Sales
