I received my Florida Real Estate License in 2003.  I have certificate in BOLD (Business Objective: A Life By Design) and a Certificate in Short Sales Specialty.  I use innovative advertising and marketing techniques to attract potential buyers to the properties Coldwell Banker Lists.  I work thoroughly to identify buyer needs so that I show only the homes that match my client’s needs. 

 

Prior to becoming a realtor, I was as a manager of a title company in South Florida for ten years and I was the sole proprietor of a retail store. During 1999-2000 I was an assistant to a real estate agent and a part owner in a demolition company. I thoroughly know the physical, legal and administrative steps of how to build a home and a commercial building and tear one down.

 

I have found that a lot of people know what a short sale is and do not know how it could work for them.  If you are a seller that is behind in payments, cannot afford your payments (financial hardship), tried to modify in the foreclosure process than a short sale would work for you.  It can work to relieve your from the debt owed to your lender and stop you from having a foreclosure/judgment against you.  It helps salvage your credit and you can rebuild it in a couple of years.

 

A Short Sale can be beneficial as long as you are working with people that know what they are doing in a short sale transaction and have current knowledge and experience.  They should also have a Title Company or attorney in place to help you with the short sale proceedings.  You want to make sure that you do not get charged a phenomenal fee to you for helping with the proceeding. The title company that I use does not charge the client a fee, he just gets to do the title work and closing for the transaction.

 

Again, please make sure that you agent has done short sales and has someone to assist in the process.  It makes the transaction run much smoother and all parties involved are happy.  The smoother it runs the more likely the buyer will hang in for the process that can take up to four months.  It is a majority of the market place here and it is best to have people who have knowledge behind you.

 

 

 

 

 

Certifications

Regarding my personal life, my children are my main priority; I am very involved in their children’s lives.  I have been the treasurer in my son’s Tropical Elementary School class 2005 -2011.  I have also volunteered as a “Meet the Master” and a general volunteer for the PTA since 2005 as well.  I was an active general volunteer in my daughter’s nursery school and I am the treasurer in her kindergarten class this year.  I have been the “team mom” for multiple teams that my son has played in Plantation Athletic League football.  It is essential for me to be involved in my community and in my children's lives.  My family and friends mean the world to me.  They call the rock, that person that handles it all and is still there for the people that need her.  I am caring, kind, loving, and a good person.  I treat all people the same and try to respect all fascists of life.
