| Sylvia is really professional and nice. Few things I think it is very important to me when I select Sylvia as our agent - 1. Currently it is sellers' market, not buyers. Most of times, you need to probably add more on top of the ask price. This requires experience and market sense to tell how much is the right price, can we cut some, or should we add more to get it. How much more to add, etc. Sylvia is really good on this. 2. She is patient and no push to buyer. I really don't like agent to push me to make offer. I like agent to give me opinion and suggestion, but not push me to make any offer or decision. Sylvia is really patient. 3. Available. Sylvia always tries to make available to us. Since we only have time during night, early in the morning, or weekend, she is really flexible on this. 4. She also responses very quickly. If you have any question or issues, she is always on top of it to help you address it. She always works very hard. Sometime even work very late like 10:00pm, 11:00pm or even later than that to get anything prepared. 5. She is good at negotiation with buyer. |

| We are very happy with Sylvia's service ! She treats her clients as friends. She's very patient and does not push for decisions. She works dilligently to communicate updated general and neighborhood market information so that she can help to price aggressively and accurately. One time, we reduced our initial offer by $30K based on her advice as a result of analysis on a sudden market downturn, which is exactly what that house was sold for eventually !
