LOOKING FOR YOUR PLACE IN THE SUN?

I am a full-time licensed Arizona Realtor. Having lived and worked in the Phoenix Valley for over 24 years, I have an excellent consumer service focused network of professionals which include mortgage lenders, home inspectors, title and insurance companies. I prefer to use businesses that are tried and true and will still be here whether the real estate market is strong or weak and that place customer service, intergrity and honor at the head of their list of goals they strive for. This level of integrity is practiced by the three Broker's (not just one!) at West USA Realty where I choose to work.

For you as a Buyer, familiarity with the area is a plus. Having lived and worked in the Phoenix Metropolitan area for over 24 years and witnessed the phoenominal growth this area has sustained for the last several decades allows me to see beyond the current market trend and anticipate further growth in the following decade. Being familiar with the area helps me as I search for the perfect home and neighborhood for you.

For you as a Seller, I am sure you have read all the statistics noting that 80% or more of home buyers use the Internet to help them locate their new home. As I use Internet resources to market my listings (MCotittaSellsHomes.com; Realtor.com; Zillow.com; Craig's List, etc.), this opens your home up to many more buyers that may not have otherwise received your listing information.

For Buyers and Sellers I am a good source of referrals - need a handyman? Got a great one! Looking for a pest service? Got that covered too! I can help you get your home painted, cleaned and your yard taken care of too! Want to find that local eatery or coffee shop? Ask me - if I don't know I will certainly try to find it.

I devote a portion of my time to the homeless issues. Did you know: The largest rising number of homeless people within Arizona are single mother's with children! Through my Church as a community my children and  I donate time and food, and assist in putting together "brown bag meals" that can be handed out to homeless people.

My focus is on Residential Real Estate, and having lived and worked for many years within different areas of The Valley of the Sun, I am familiar with most of the Metropolitan Phoenix area and the Phoenix AZ real estate market. Transactions include single family homes, condos, townhomes and vacant land.

AREA INFO:

PHOENIX - The capital of Arizona and the city with the largest population in the State.

In 2005 the population of the entire area was estimated at over 1.5 million, making it the sixth largest city in the US. It was ranked the second fastest growing city from 1990 to 2000, with an estimated population of over 3 million by 2010.

The residents of Metro Phoenix are known as Phoenicians;the State Bird is a Cactus Wren;the State Butterfly is the Two-Tailed Swallowtail;and yes, we even have a State FISH - the Apache Trout;and those huge cactus are called Saguaro (Suh-war-o);there are many wonderful day trips you can make to discover the State of Arizona.

Thousands of people relocate to Phoenix every year, and Arizona has been known to have the largest number of Sole Proprietor owned businesses in the Nation, considered by many to be a great place to start your own venture!

Another oft repeated mantra is somewhat of an anomoly considering we are a desert state, but it is a widely held belief that Phoenix has more boats per capita than many of the Western States.

Home to many professional sports affiliations, the Phoenix Suns and the Phoenix Mercury and the Arizona Diamondbacks - both have state-of-the-art stadiums in the ever changing and updating Downtown Phoenix area. The Arizona Cardinal's have their new stadium in Glendale, a suburb of Phoenix. There is  also the Coyote's Hockey Team and our championship Arena Football Team the Arizona Rattler's.

Phoenix Community Colleges also offer courses for higher education in addition to the many Universities within our great State.

GLENDALE - A residential community West of Phoenix and located in the North West corner of the Valley of the Sun.

The City of Glendale has aggressively worked to attract and keep businesses within their city limits. Some of their successes are the Jobing.com arena which hosts many concerts and shows, and of course The Phoenix Coyotes professional hockey team; The University of Phoenix Stadium which hosts the Arizona Cardinals professional football team, and it is currently one of the most hi-tec stadiums in the NFL to date. As Host of the 2008 Superbowl, the City of Glendale will be publicized on national television over the course of the next few weeks or months.

Glendale is also well known for its Historic Downtown District which reputably has some of the best antique stores in the Valley.

And don't forget Westgate - the brand-new, still a work-in-progress upscale shopping center hosting the new University of Phoenix staudium and Cabela's. With all these businesses moving in and bring jobs, Glendale's growth is on track and improving quite nicely. Rumour has it that Nordstrom's has been scouting out locations toward Glendale and/or the White Tanks. The whispered rumour has that 2009 is the soft target for possibly opening another Nordstrom's here in the Valley of the Sun!

Glendale Community College provides everyone an opportunity to gain a higher education.

PEORIA - Also located in the North West Valley of Phoenix; North of Glendale and West of Phoenix.

This quiet bedroom community is anything but small. Having sustained a large amount of growth in North Peoria over the past few years, this area offers newer housing, often at more affordable pricing. As It's boundaries abut both Glendale and Phoenix, the amenities of these two cities may be only a few minutes from your home! These factors make Peoria a destinatation for homebuyer's to consider.

COLLEGES: Arizona is host to many and varied college/university choices; The University of Arizona in Tucson; Arizona State University in Phoenix, Northern Arizona University in Flagstaff.

OTHER COLLEGES: Arizona Culinary Institute in Scottsdale; The Art Institute of Phoenix; Devry University, ITT Technical Institute and University of Phoenix are just a few options available for higher education and expanding ones mind.

As a full-time real estate agent I serve the entire Valley and have recently closed transactions in Pinal County and other cities and counties which surround the City of Phoenix and are outside Maricopa County.

I have worked with many clients who have specific needs regarding the storage of RV's and other types of "toys." With the rising number of HOA's in the Valley, the properties that will allow RV parking above the fence line are harder and harder to find. Many homebuyers want to stop paying expensive fees to store their RV somewhere else, and put that money toward a mortgage and earn equity. As such, I have developed an expertise of areas where homes are still available that meet these types of needs. I know of beautiful newer neighborhoods that have HOA's, but still allow RV parking above the fence line! A rarity when you consider the lot sizes are larger than today's normal lot. And there are still "County Islands" literally within the City of Phoenix where you can have some land and privacy too!

Relocation Real Estate: If you are relocating you can begin your search prior to packing the first box. For those who are in the process of moving to Arizona from out of state, I will set you up with a custom search based on your criteria that will be email directly to you. Just select those homes you want to see and I will have many of the homes you like ready for your viewing schedule before you even land at the airport! Additionally I will send you an interactive CD that will show you where you need to go to get your Driver's License and Automobile Tags. It also contains other links to help you locate School Information and other pertinent relocation information. If your computer is already packed up, ask for the printed book! Send a request for a Relocation CD  to MCotitta@WestUSA.com.

E-SIGNATURES: Having worked with many out-of-state clients I use an electronic signature system for documents to be signed after you have had to return to your current home. These documents are emailed to you and within just a few minutes you can create your own legal and secure e-signature. Just "sign" the paperwork and email it back to me - and it's done! No more hanging out at the company fax machine to protect your personal information. Additionally, more than one signature can be affixed to each page/document, without the hassle of having to fax it to each individual. Each page will have both signatures for less paperwork and will be sent to each individual's email address.

As an Accredited Buyer's Representative (ABR) I will talk with you about the difficult issues (sexual predators, pool safety issues, where to go for CPR courses, etc.). The education and the knowledge gained through the ABR course(s) are for the sole benefit of the Buyer. Realtor's are taught about many types of disclosures and other subjects that are often not addressed properly. This information can empower the Buyer to research the area they are planning on living in more thoroughly.
