I am a real estate appraiser and FHA approved appraiser. I have been an appraiser for over 4 years and I am an expert on Reo Appraiser. I always suggest before buying a home or selling a home it is always safe and good to have it appraised that way you make sure what your property is worth for. Most of buyers buy homes not knowing the market value of it untill the end when the appraiser goes and appraise it. I am experienced Reo appraiser and have knowledge how reo properties has significant impact on market value in today's market one has to acknowledge this fact.
Most sellers end up listing their home above market value and on today's declining market that is not a good idea because it stays on the market for over 3 or 4 months the seller loses by paying for mortgage payment and also the decline in market takes a chunk of the equity.
