OK...so the market is a little crazy right now... we all still want a nice place to live. Buying is usually a better long term option financially, however, some people just don't want the responsbilities associated with homeownership. It's more convenient to be able to make a phone call to get your landlord to fix what's broken without coming out of your own pocket to make the repairs...though indirectly you are paying for maintenance costs monthly in your rent.If you decide you DO want to buy a home, prepare yourself by researching what it takes to be a successful homeowner. Here are a few tips to get you started:1. Start by speaking with your banker to determine what you can afford. If you haven't done so already, start a savings fund which you will keep at least 6 months worth of mortgage payments in...more is better to cover associated costs (utilities, routine maintenance, etc.)2. Consult a Realtor (BUYERS DON'T HAVE TO PAY REALTORS A FEE TO BUY A HOME!!!) Research the neighborhoods you would consider living in. (A Realtor can give you pertinent info on area schools, recent sales, nearby shopping, transportation, etc.) Once you locate the neighborhood you want to live in, allow your Realtor to help you locate your perfect home!3. Many home improvement stores offer free "How To" classes to learn basic home improvement. They also have areas where local contractors leave business cards. Take advantage of all that's free.4. Many organizations have free classes for 1st Time Homebuyers. Some even offer closing cost assistance after attendance. Ask your lender for referrals on such programs.5. Check with the city you buy you home in for tax incentives, grants etc. to defray costs or for home improvement.6. Educate yourself on the types of mortgage programs that are available to you. 7. TAKE ADVANTAGE OF EVERYTHING THAT IS FREE!!!
