I got into the real estate industry approximately 10 years ago.  Originally, in the beginning years, I  trained realtors as a computer software trainer on various real estate related software products. Still today I offer training as a value added service to the realtors that I work with in my current position as a loan officer.   Myt  other value added services for realtors include helping out at open houses and creating finance flyers.

In the last 4 years I have learned and practiced the loan officer side of the business.

In working with first time home buyers and repeat buyers, I have been told that I provide and communicate information in an easy way so that they understand the type of loan they are getting based on their particular needs before they get to the loan signing table.  I can definitely offer clients answers to their questions and tell them if they can qualify for a certain size/type of loan and what is needed to qualify.   If their fico score needs improvement, I work with them and let them know what can be done to raise their score so that they can get a better interest rate.  My goal is to help them make their American Dream of owning a home become a reality.

I am also a Mobile Notary Public and have taken Loan Signing Classes.

Down Payment Assistance ProgramsFirst Time Home Buyers and Repeat Buyers

Working with Down Payment Assistance Programs allows me to work with first time home buyers and repeat buyers who have limited or no down payment to purchase a home. I have been approved and received training by various agencies and non-profit organizations to offer their programs to my clients who fit into their guidelines.  Some of the non-profit gift programs (no replayment of gift) include Nehemiah, HART, and American Dream.  Silent Second loan programs include Rancho Cucamonga, Ontario, Upland, County of Riverside, County of San Bernardino, and state programs such as CAlHFA, CalHome.  I also provide training to first time home buyers on the loan process and what to expect.  Training is done in small group Seminar format and on the Internet as a Webinar (email for scheduled dates)

Different entities define first time home buyers as: "One who has not had an ownership interest in a residential property within the last 3 years" (with some programs this also includes government required displacement or a single parent with at least one child under 18 years of age, even if they owned residential property within the last 3 years)
