I created Rooms for Show from my passion of beautiful spaces. Happy,satisfied clients are my number goal!  It is an honor to be welcomed into your home and entrusted with your treasures.  It is such a joy to see your smiles after creating a beautiful space with what you already own.  What a privilege to be able to 'work' at the one thing that gives me so much pleasure.

With Staging relatively new in the East Texas area, I wanted to share some reasons why home staging pays.

For the Seller:

Sells faster:  Staged homes sell 30 to 50% faster in most areas.  Buyers feel that if a house is on the market for a long time, there must be something wrong with it or the seller will be anxious to sell for far less than the asking price. 15 seconds:  Studies have shown buyers will make up their minds in less than a minute on whether they want a home or not.  As they tour your home they will confirm or rescind that decision in the next 6 to 20 minutes. Move-in ready:  Buyers overwhelmingly prefer homes that appear to be in 'ready to move in' condition.  Staging gives off the appearance of being well maintained and cared for.  They will pay a premium for this No imagination needed:  Only 5% of the population can truly visualize haow beautiful a home can be or see past the clutter, grime and so-so-appearence.  For the other 95% staging becomes paramount for a fast sale at a great price. Appraisers:  They see the home in a more positive light and are more likely to appraise the home higher than a similar non-staged home. Shown more:  Well staged homes are always atthe top of the lost when it comes to chich home an agent will show first.

For the Realtor:

Make more commission:  Listings sell faster and for more money.  Less money spent on advertising because home sells faster Less chance of negotiating commission if price drops Don't have to be the 'bad guy' and tell clients negative things Home shows more often, increasing your reputation in community Builds your reputation for excellence and marketing More time to pursue other deals because your listing sells faster Appraisers may appraise a home that looks sharp higher than one that doesn't
