Listing Services
Create MLS listing (Agent provides completed MLS data form)
Professional “Thank You” and Introduction Letter from your assistant to home seller
Order photos and virtual tour (Agent must have active account with photo/tour vendor)
Showing service assignment
Obtain missing signatures and initials for documents
Upload documents to Agent’s office software system, insuring compliance
Upload photos and disclosures to MLS
Turn in contract and disclosures to Agent’s office
Forward info to media publication (Agent must have active account)
Update MLS listing as necessary
Post to Realtor.com / Craigslist / Postlets / Facebook (if applicable)
Create one-sided brochure and send PDF copy to Agent and home owner
Order Neighborhood Book and O&E from Title Company (if applicable)
Complete office Listing Checklist (if applicable)
Obtain compliance approval (If applicable)
“Just Listed” e-mail blast to MLS prospect list and office Agents (Agent provided e-mails)
Track listing expiration date and send Agent reminder
Under Contract Services
Update “Under Contract” status in MLS (listing)
Update showing service (listing side, if applicable)
Print MLS data form and scan to software system (if applicable)
Professional introductory e-mail to Buyer/Seller and other Agent with contact information
Send executed contract to Title Company and order Title
Obtain missing signatures and initials for documents
Upload documents to Agent’s software system, insuring compliance
Complete “Under Contract” Checklist
Turn in contract and disclosures to Agent’s office
Obtain compliance on “Under Contract” documents
Keep open communication with Title and Lender
Notify Title Company, Lender and Agent offices with applicable changes
Order Home Warranty (if applicable)
Create commission disbursement (if applicable)
Perform final “Pre-Closing Assessment”
Deliver commission disbursement authorization to Title Company (if applicable)
Closing & Follow-Up Services
Upload all closing documents to Agent’s software system, insuring compliance
Upload copies of commission checks to Agent’s software system
Close out MLS (If applicable)
Close out showing service (if applicable)
“Thank You Client Letter”
“Thank You Co-Broker Letter”
Update contact information in Agent’s software system database (with approved access)
Set up “Follow-up Touch Program” (if applicable)
