Get to Know Henry Dvorken
I started out in the residential real estate business as a salesman in 1963. When my broker retired at the end of 1964, I opened Henry J. Dvorken, Realtor in a 200 square foot single office. Twenty years later we had our own office building, 25 salespeople, 3 support staff and I was suffering from mid-life crises. In short I was sick to death of all the problems I faced everyday.
I had been buying small mortgage notes since 1982. My accountants informed me that this activity was the most profitable in relation to the time spent. In July of 1985 I was driving back from a Century 21 meeting in Dallas. What happened to me was not quite the same as what happened to Paul on the way to Damascus, but it was pretty close. Like Paul I experienced an epiphany. I came home and announced I was quitting the real estate brokerage business and would spend my time involved with Mortgage Notes and other cash flows. I didn't quit my "day-job". (We owned partial interests and did the Property Management for two small apartment projects, 3 strip shopping centers and a Mobile home park.) The note business prospered and in a few short years we had a portfolio close to $800,000. (Not a big number, compared to several large institutions, but not too shabby for a little one man operation located almost in the middle of nowhere.) Today at almost 80 years of age, I am still active and own a number of notes. This is my pattern and one that I hope you will consider for yourself. Remember, you may make a good living flipping notes, but you will never build wealth unless you become an Investor. Most people worry about where to get the money to invest in cash flows.
