Welcome to Wine Country Real Estate! People relate wonderful wine with the region that I am blessed to live in, and we focus on vineyards, land, ranches and homes for sale in the Napa Valley / Sonoma County California real estate market.
This region is full of beautiful productive vineyards, wonderful homes that were once owned by great American Families, and a lifestyle that can only be found in this stunning California location.
I am uniquely connected to this land. I rely each day on my lifelong journey in the "wine culture." I worked for many years in Agriculture Lending, and then served as the "head bean counter" (CFO) of a large Winery... but more important, perhaps, is my connection to Napa and Sonoma Valley through my wife Pat, her family, and their high quality grapes at Leveroni Vinyard.
Besides being an engaging, authentic and involved business owner with deep roots in this land... my wife, Pat is a great cook! (Cooking is one of my favorite parts of the California Wine Country Lifestyle!) In addition to my extensive, and varied background in the "business" of owning a Vineyard, I'm a Sonoma County homeowner, Investor, and proud parent of the four wonderful children we've raised here.
When I meet with buyers interested in purchasing a Vineyard in Sonoma County, Napa, Petaluma, RussianRiver, or Alexander Valley we often talk about the property, the site, the sun and what's in the bottle that comes from the fruit grown on that land. We also talk about the "Generational Investment" that families make by purchasing that particular vineyard... many of the conversations about a vineyard can sound like a "Who's Who" list! I recently sold a property that was originally part of the Hearst Estate, and they would enjoy summers on the "farm." It was then sold to the Columbus Salame family which grew and owned it for another 70 years.
Purchasing a vineyard in the Napa Valley area is an investment of time and energy. I'm a "numbers" guy. I provide Investors a spreadsheet that details the age of the vines (and what generation they are), the Goodwill Premium, who purchases the grapes, and the varieties the vineyard is known for so that we can come up with a price per ton and a price per acre value.
For some Investors though, it's a legacy of more than just the grapes, and the harvest. I often talk to buyers who tell me that they are interested in owning a vineyard because they want to have a place to teach the value of working on the farm to their children and grandchildren. It's a generational connection and commitment.
Pinot Noir, Cabernet Sauvignon, Sauvignon Blanc, Zinfindel, Merlot, Cabernet, Chardonnay, Syrah, Shiraz and Petite Verdot are only a few of the 50 different grape varieties that flourish in this region. We refer to the six counties surrounding Napa Valley and Sonoma as the North Coast AVA or Appellation. Want to know more about the Sonoma Valley Market trends? With today's real estate market, many people are hyper focused on trends and market reports to determine if this is the right time to buy. A Market Report will never really tell you the whole picture, because it's just based upon recent sales activities. It doesn't tell you if a home was upgraded, if that property or an appellation hit a "cold summer" or if it was particularly dry. I know the history of the properties going on the market, the history of their vineyards AND the overall trend for that type of property in that particular market.
