 I currently do 25% of my business on a referral basis which increases on a monthly basis. It is increasing because if there is a chance of a loan closing I will get it done and in a timely matter. I work 12 hours a day and won't stop working these hours until I have 100% of my business coming from referrals!

I market Realtors' houses for free!

What I do for realtors:

I provide a UNIQUE MARKETING CAMPAIGN! I help realtors sell their houses FOR FREE by simply putting up a sign in the front yard next to theirs offering zero down payment options for interested parties. I do this, of course, in the hopes that I will be able to write the loan on that house. Sometimes it doesn't happen but the majority of the time it does. These signs draw an enormous amount of calls. Sometimes potential buyers call for the zero down financing, sometimes they call for information on the house and in most cases they call for both. So in case the customer only wants information on the house...I don't just file that call away I still promote your property! When I put the sign in front of a house you're listing I get detailed information on the house. Occasionally I will just get a link to the MLS listing so I can email it to the potential buyer but usually I will sit down with you (over the phone or in person) and make a unique flyer with pictures attached to send to the potential buyer!

 

I take a huge load off of any realtor so they can generate more businees elsewhere!

 

I take care of my end! I call back all customers that call the signs immediately and give the realtor a weekly update every Monday morning with the number of calls, how many pre-approved buyers I have for them and any other important information available.

 

The majority of the time I call realtors with a pre-approved buyer long before they can sell a house in this market.

 

I give every one of the houses you are selling more and more exposure as you add signs to your other listed properties. Maybe the house the customer originally called on isn't quite what they were looking for...Well then I call you  and ask how you would like me to proceed. Either I put the customer in contact with the you EXCLUSIVELY to search for another home or send the buyer all of your other listings I have information on. Again, I call the you and ask what you would prefer!

 

I DON'T give pre-approved buyers to a preferred agent! I give them back to the person that helped me get a hold of that customer in the first place. You scratch my back I'll scratch yours.

 Wouldn't it be nice if you had me call you some afternoon with a person who loved the house you were listing and they are already pre-approved and ready to purchase?

Even if there is a customer "just trying to get a feel for whats out there" and don't want to purchase, I offer them a free book about purchasing a home. I get an application to let them know how their profile looks right now and what they could be approved for. If the customer still wants to wait, I file them away checking in with them once every month. Whenever that customer is ready to purchase I call the realtor who had the listing they originally called on and give them that EXCLUSIVE PRE-APPROVED lead!

All of the properties I have signs in front of are individually identifiable and cross-referrenced with the listing agent so customers generated off of an individual realtor's signs are referred back to you 100% of the time!!

MY TWO MAIN GOALS:

1.) Approve buyers for the home of their dreams!

2.) Get people the financing they NEED even if they are a difficult candidate to approve! 

The most recent loan I funded was a 100% finance with a 577 mid-score and no reserves! 

I focus mainly on first time home buyers. I offer a free book to anybody remotely interested in purchasing a home and sit down with them and look at what they are currently pre-approved for.

I tell the customer what they can expect in the upcoming months and what I believe their best plan of action is at the time.

 If a customer cannot be approved for a loan at the current time I work with that person until they are approved for a purchase! I have close ties with many individuals in different parts of this industry! I put portential clients in contact with credit restoration, a financial advisor and any other services the client requires to get into a home. Not only does this create a CLIENT FOR LIFE but I generates tons of referrals from their friends and family! Currently I average 4 loans a month from people who didn't qualify in the past but through working with me they are eligible for a loan!

Just because someone doesn't qualify for a loan I don't drop them and call back in 6-12 months!

And just to be clear there are a lot more people that could be helped...but if they are not a motivated person I do not have time to waste on them. I have chosen this career to help people, who want to be helped, achieve their goals of owning a home!

If they are willing to work and stick to a budget or plan then I will work as long and as hard as needed to get that person into a home!
