The way I accomplish these goals is:

· + By analyzing the recent history of the area and the current competition combined with local market data to set the highest price the market will bear
· + By marketing the resulting value to the maximum number of buyers looking for a home in that area, with those features, and in that price range
The results of what I do are proven in my average 99.7% of list price received at sale and in my average of 22 days on the market at contract execution. These averages are based on a total production of $9 million in 2013.
