Get to Know Denise R. McCoy

Denise R. McCoy is a Joseph Business School Trainer and a proficient sales and marketing professional with more than 15 years of combined experience in residential property management, real estate sales, hospitality and sales training. Breadth of experience encompasses sales forecasting, market research, contract negotiations, pricing strategies and evaluation of profit/loss projections.

 

In March 2001, Denise joined Group Interland Management as an entry level Leasing Consultant; by November 2001 she was promoted to Community Manager of Tanglewood Apartments in Davis, CA. Denise's fiscal responsibilities included; budgeting, accounting, net operating income for $3.2m, management of four full-time associates and oversight of 1,000 residents. As the Sales and Marketing Coordinator for the largest African-American chamber in the state, Denise created, implemented and hosted live radio talk show programs for 97.7 FM Kdee-lp. During her tenure, Ms. McCoy was instrumental in the creative development of "The Going Green Radio Show with Leonard Robinson" and "Real Talk about Real Estate" with Shalawn Smith". Denise wore many hats during her service at the California Black Chamber of Commerce including; mentor, trainer, administrator and event coordinator. Denise is a prolific Public speaker and extremely goal driven. Ms. McCoy is a licensed Real Estate Agent for Real Estate America and her daily tasks include presenting purchase agreements to sellers of residential property, acting as intermediary in negotiations between buyer and seller, advising clients on market conditions, mortgages and legalities. Currently, Denise is one of two Certified Trainers in the state of California for the National Association of Realtors. Under her direction, Realtors, Lenders, Non-Profit Housing Agencies and Employers will learn how to incorporate employer-assisted housing benefits into the landscape of affordable housing. She attended Sacramento City College Real Estate Principles program, is an Accredited Real Estate Manager (ARM) candidate through the Institute for Real Estate Management (IREM), proud board member and secretary for the Sacramento Mutual Housing Association, member of National, California, Sacramento Association of Realtors and five-time Public Speaking Champion for Toastmasters International. She resides in Sacramento, CA with the love of her life, her 11 year old daughter.

Certifications

Working a full-time job does not guarantee a family a decent, affordable place to live. Much of our workforce including the people who provide vital services to a community - firefighters, police officers, teachers, health workers - often cannot afford to live in the communities where they work.

Shortages of affordable housing choices close to where families work can lead to longer commutes, sprawl, and traffic congestion that degrade the quality of life for all residents. And when employees leave a community at the end of the work day, it leaves a hole in the social fabric as they take their resources and interactions to another community.

Employer-assisted housing (EAH) is an employer-based benefit that helps employees move beyond the most common homeownership hurdles enabling them to purchase, or rent, a home, often within neighborhoods located near the workplace.

NAR's Employer-Assisted Housing class focuses on how to work with local employers to discuss employer-assisted housing, EAH's benefits and three options (homebuyer and homeownership workshops, one-on-one counseling and financial assistance) employers can implement to help their employees become homeowners or afford a home close to work.

Classes are taught by Denise R. McCoy, an NAR authorized instructor and are hosted by authorized sponsors. Sponsors include state and local REALTOR® associations as well as real estate schools and firms.
