1. What is your personal sell to list price ratio?In our local market the historical average sell to list price ratio is 93%. That means that the average agent IF he or she sells your home will sell it for only 93% of the listed price. My average sell to list ratio is 98%. What would 5% more in your pocket mean to you?

2. What is the average days-on-market for your listings?Over the last twelve months, the average days on market has been 130 days.....about 4 months.  My average days on market from listing to contract is 30 days. That means your home sells faster, costing you less in time, stress and mortgage payments.

3. What is the absorption rate for homes like mine?Every Realtor should know the absorption rate in the market. The basic formula is the number of homes for sale divided by the number of homes selling each month. Currently there is a five month supply of homes for sale.

4. Of the homes that you listed in the last 12 months that did not sell, why did they not sell? Here is a rarely talked about fact. It's predicted that by the end of the year nearly 50% of all the homes currently listed for sale in our area won't sell! Why? Often because the sellers made the wrong decisions about pricing when they originally listed their homes.

5. What percentage of your sales last year were listings sold vs. buyer sales? The average agent represents buyers 80% of the time and sellers only 20%. That means the average agent has listed and sold very few homes in his or her career. This agent lacks the experience and skills to get your home sold in today's market. Over the past 16 years more than 50% of our transactions have been SOLD LISTINGS vs. buyer sales.

6. How many homes did you sell last year? The average agent in our area sold fewer than 5 homes in the last 12 months. Compare this with the nearly 50 homes we sold last year. By being constantly on the job and involved in the market, we are in touch with what works in the market now and the current behaviors of buyers and sellers, giving you a tremendous advantage.

7. Are you an Active agent or a Passive agent?Caution! Are you considering an agent that relies on ads, open houses and brokers open? Where do you think the buyer for my home will come from?Over 85% of homebuyers begin their search for home on the Internet and most of those buyers contact a real estate agent to complete the transaction. The lowest impact activities are the results of passive marketing, ads and open houses, and result in only 4% of all transactions. 9. What other things do you do besides real estate?Most agents are part time. Chances are they are trying to sell homes to supplement their incomes. They fit real estate in after other priorities.
