I have been an active real estate professional for 28 years. I am a new home expert. I was president of a Philadelphia area home building company for 15 years. I built starter, move-up and luxury single family homes, starter and luxury town homes and mid-rise condominiums. I have extensive experience in land development, construction, sales and marketing. In all I built and sold over 20 communities and 2,000 homes.
As a buyers agent, I am an extra pair of eyes. Before I walk into a home I study how a home is sited. I look at things like grading and whether the exterior has been properly maintained. The first place I go when I am inside the home is the basement, as, this is where the problems often can be spotted.
As a sellers represenative, I lean on my staging experience. I have built hundreds of model and spec homes over the years. I know what has to be done for a home to make the right first impression. I have been a student of real estate marketing for over a decade. I use technology in my business and also do a lot of door knocking to find buyers for my sellers.
I successfully work with investors that value my construction and accounting background. I have an extensive list of contractors that can help my clients make the repairs and improvements that a property needs. In addition, I am a CPA and have an MBA in real estate and finance from the Wharton School. I can help my clients "pull the numbers together".
I am a generalist. I work with all types of buyers, seller and investors.
My value proposition on the buyers side is that I have a strong background in construction and contract negotiating. I can steer my buyers away from problem homes. I never take a buyer into a home that I have not walked the exterior and try not to take them to a house that I have not been in. I do not like to waste their time nor do I believe that you need to show a buyer more than five or six homes, if you've done your home work pre-qualifying them.
On the sales side, I lean on years of experience selling and negotiating homes as a builder. I work with my sellers to make sure that they address problem areas. I set proper expectations, especially when it comes to pricing the home. I use the latest in homes sales technology to market their homes but I also do the basics. Seven star open houses when warranted and extensive door knocking prospecting.
On the investor side, I am all about process. I am now using the HOLD book extensively to help investors create a process that they can lean on when looking at investment properties. I can run the numbers for my clients. I have extensive experience in land development. This opens up more opportunities for me and my clients.
I service Philadelphia's Main Line, suburbs that extend westward from Philadelphia. The Main Line has some of the Philadelphia area's best schools. All housing types are available.
