With an estimated 12,000 Baby Boomers turning 65 every day, me being one of them, the unique set of challenges and opportunities that that represents has prompted my switch from forward mortgage lending to originating in reverse.
Recent studies and government stats indicate that the vast majority of seniors have their wealth tied up in the equity in their homes. The decision to convert that major asset from a number on a balance sheet to a liquid asset that can be effectively used to enhance your retirement, requires a level of understanding, care, attention to detail and an appreciation for the life events that we have experienced to get us to this point.
The need for us “Active Adults” to have professional, experienced loan originators to assist them with their understanding of the options provided by the modern Home Equity Conversion Mortgage aka reverse mortgage, have never been greater.
And that is where I come in, in the highly regulated world of the FHA Home Equity Conversion Mortgage, every broker and banker must follow the prescribed FHA guidelines. So what separates one loan originator from another? One word, EXPERIENCE!
Experience comes in several flavors, people skills, underwriting skills, processing skills, operations skills and transaction skills.
To master these skill sets takes an investment in time, personal growth and education. You also have to expose yourself to the many possible transactions in the residential real estate world.
So why should you choose to work with me? For almost 40 years I have been involved in real estate in one form or another. As a private individual, buying and selling homes for my family to live in. As an investor, buying and rehabilitating to rent and/or sell. As a sales person, working with families and investors to find just the right property to acquire. As a mortgage professional, 24 years spent gaining the knowledge and skills to be able to find the solutions to the challenges presented in every transaction.
In short, you should work with me because I will bring all of my experience into play to make sure your situation is thoroughly evaluated and understood, that your options are presented in a no pressure and easily understood manner. I promise to communicate the good and the bad without delay. And above all I will be honest and ethical in all my dealings.
I look forward to meeting with you to discuss your financing needs. Earning the right to your business is an honor and a privilege. Please call or email me with any questions or scenarios you may have.

Subject: EXTERNAL: Thanks for the excellent service from Dave Weaver
Hello Mr. Hawkins,
I just wanted to let you know that I greatly appreciate the excellent service that I received from Dave Weaver on 24 April 2015. I had called to find out what my options were regarding my situation to purchase a second home.
Mr. Weaver informed and explained to me about the bonus entitlement to my VA loan. This was something I was unaware of and in talking with other lenders and individuals was never brought up.
Thankfully this small detail is something that will help make things possible and greatly help save money in my search for a new home. So, thank you to Mr. Weaver.
Just wanted to let you know.
