Dave Franecki has over 30 years experience in various aspects of the Real Estate industry in three distinct geographic locations-- Cincinnati, OH, Portland, ME and Phoenix, AZ. His range of experiences include almost every facet of the real estate industry including real estate sales, landlord, rehabber, fix and flips, loan officer, credit repair, investor mentor/teacher, building and land development

Since May, 2008, partnering with several major banks, Dave and his REO team contributed to the Phoenix real estate recovery. They helped dispose of over 900 REO (bank owned) properties in the Greater Phoenix metroplex with gross sales exceeding  $102,000,000. The Phoenix Business Journal ranked Dave 25th in 2010 and 52nd in 2011 in over all sales production in the Greater Phoenix area. Overall Dave is ranked 72n in over production of all active agents in Arizona.  

Utilizing his experiences and his unique skill sets, Dave is now consulting with realtors and homeowners/landlords on Seller Carry/Owner Financing. With the changing and challenging mortgage underwriting arena, he and his team partners consult with and help homeowners realize a premium on the sale of their personal residence and selling their home significantly faster than other market listings. Landlords are especially attracted to seller carry because they can actually receive a higher ROI (return on investment) by choosing to sell their rental with seller financing and take back a note, thus eliminating of the headaches associated with toilets, tenants and trash.  In both with seller financing scenarios, the seller can earn up to 35x more than what the banks would pay them if the proceeds were deposited in a savings account or CD and without the inherent risk of investing in the stock market. They now have a great return on their non-producing equity, affording more flexibility in their lives.   

With Seller Carry, Dave is also able to help the huge pool of buyers who cannot currently buy a home because they do not qualify for traditional financing and help agents increase the number of sales and commission income. The buyers can buy the home of their dreams now verses years later.  

Additionally, Dave is buying non-performing notes and brokering performing notes on a nationwide basis.

As is a founding member of NIRAM National IRA Mastermind which is focused on helping individuals grow their ROTH IRA and/or their child’s/ grandchildren’s Coverdell(IRA) Educational Savings Account via real estate and notes collateralized by real estate.
