Bio

Claudia DeBruyn was raised in Massachusetts in the coastal town of Marshfield. She graduated Northeastern University in Boston, MA with a BSBA in Business and Marketing.  After almost 15 years in mortgage lending and management, she relocated to Charlotte County Florida.  There she obtained her Real Estate license in 2008. She has assisted in buying and selling of homes from Naples to Palmetto!  Her primary focus is Charlotte and Lee Counties’.  Claudia has offered first time home buyer seminars. She is a licensed HUD agent. She is the former president of her Homeowners Association.  Claudia is active in her community as a volunteer and supports Homeless groups and animal rescue groups. She is a fan of music and the arts. 

Certifications

FIRST TIME HOME BUYER?  I will walk you through the entire process.  first we will talk about finance - how much do you comfortably want to spend?  Then we'll talk about your needs (bed/bath count etc)  Location, location, location!  What works for you?

Now we are ready to search.  I will answer every question along the way! I will explain the mysteries of defective drywall, and what your home inspector does for you!  I will explain condo fee and association rules.

When you choose a home, together we will decide on an appropriate offer.  I'll explain the contract to you.  When we get an accepted offer, I'll set up an appointment with your home inspector and be there!  I'll coordinate with your lender to make sure that they receive the contract and their appraisal is scheduled.

I will attend your closing with you.  And finally, will make sure you have the keys to your new home!    

 

AS YOUR LISTING BROKER: I will provide you with closed sales in the neighborhood, and competitors listings to determine fair market value.  There is no point in over pricing property 'to flatter the seller' and get the contract.  I am straight forward with you because your buyers lender will be!  Properties need to appraise for the purchase price or more in order for a buyer to get a loan.

I advertise on MLS, which feeds Realtor.com and many other search sites.  Because some non MLS sites are not an accurate indicator of value, I go in and 'claim' your property to reduce any misconceptions of value.

I hostess open houses.

I send mailers to your neighbors. I knock on their doors too!

I attend the buyers inspections whenever possible (usually their broker does that).

I will give you honest advice regarding offers and I will require all offers are submitted with a lender approval to insure the buyers ability to obtain financing.  I'll require cash buyers have proof of funds available to close. I will always work with your best interest first!
