What I DoContrary to popular belief, a real estate agent's job consists of far more than holding open houses on Sunday and driving people around on Saturday. That's actually only a small part of what I do. I spend most of my time helping real people make well-informed decisions about their personal housing or real estate investment situation. I help sellers analyze the market, evaluate their options and, if they decide to move forward, to present their home to the market in the best possible light. I help buyers understand the home-buying process, select the right neighborhood and type of property for them and negotiate the best deal.
What I Also DoI am a published author. I have written five books, all about the art of selling real estate. I urge those in our industry to play by the Golden Rule, to treat our clients and prospects respectfully and most importantly, to strive to be exceptional real estate agents who know our markets, our systems and our contracts. You can read more about my philosophies at www.sellwithsoul.com.
How I WorkI believe that a successful real estate transaction is one where everyone is smiling around the closing table. Where both buyer and seller feel they were treated fairly and respectfully and are happy with the outcome. Unless there is good reason, I will not beat anyone up simply because we're on opposite sides of a negotiation.
I see myself as a trusted advisor, not a smiley-faced salesperson. I won't tell you what you want to hear simply to get your business. However, even though I'm not shy about offering my opinion and advice (that's what you pay me for!), I truly respect that you are the boss! The final decision is always yours and I will never push my agenda on you.
The clients I have today are much more important to me than the clients I hope to have tomorrow. I am enjoying a referral-based business and intend to keep it that way!
As much as we would like to be, real estate agents can't be all things to all people. It is impossible for one person to be the expert in every neighborhood and every type of property in all price ranges. I believe that I am hired for my expertise and that I should serve my clients with that expertise, not the other way around. YOU, the real estate buying or selling public, do not have the responsibility or obligation to further my education or to be used as a guinea pig just so that I get a paycheck.
Therefore, I am up front with potential clients about my strengths and experience. While I feel that I am an exceptional real estate agent even in areas where I am not the "expert", I think it's only fair that YOU have all the information you need to make a hiring decision. Charming Old DenverI KNOW central Denver neighborhoods. I have lived in and/or owned investment properties throughout the central Denver area, including Sloan's Lake, Highlands, Sunnyside, Hilltop, Lowry, Glendale and Old Englewood. During my career, I have sold homes in nearly every "charming old Denver neighborhood" and am especially familiar with Park Hill, Northwest Denver, City Park, Uptown, Capitol Hill, Congress Park, Mayfair, Stapleton, Montclair, Clayton, Washington Park and Platte Park. When you hire me, you hire local expertise. I won't be driving from Westminster to Castle Rock servicing my listings; I will be here for you.
New ConstructionI have purchased many new construction homes myself and have assisted many of my clients in buying their new home, both as primary residences and investments. Investment (Rental) Property I own several rental properties myself and have worked with many investor clients looking for long term rentals. Condominiums and TownhomesAbout 40% of the homes I sell are condominiums or townhomes. I understand the special issues surrounding condominium sales and how to avoid the pitfalls that inevitably arise during the marketing and sale of properties with Homeowner Associations.
I take care of the details! As my FIRST priority, not as an afterthought when my prospecting is done. My clients get my full attention which is why... dare I say it...I've never had to prospect ;-)
