A buyer and a seller want to know what is going on at all times. I stay in touch with them especially AFTER the sale when most others move on. I have BPO, REO and Short Sale experience.
It is important to assess a potential listing properly. Do not tell sellers what they want to hear. Give them the plus and minus of all essential aspects of the home. Are the bathrooms and kitchens updated? Are the bedroom sizes desired dimensions? Does the home have good views, good neighborhood? Is there a sunny exposure? I like to give three prices on a home to a seller; the sell point, the middle point and the high point if they want to test the market. If they want to test the market we then discuss a strategy up front for price reduction if the experiment doesn't take off right away. Lastly, never price a home to accomodate the seller and get a listing; your time and experience is better used on the next seller!
