What can I say about me? I began investing with my first home that I lived in for two years and fixed up. I didn't have very much money back then at 23...so I didn't really get that much accomplished. Eventually, I rented out that home and bought a second home. I guess the ratios are more favorable when you are buying a second property if you got a lease to cover or profit from each month.
The next home I did the same process...I lived in it, fixed it up and then moved on. This time I did something I wish I nver had done...I sold it and the other at the same time. OK, so having the cash was great because I rolled that money too! The problem was that I lost out on future appreciation that was THREE TIMES as much as bought them both for. SHOULDA COULDA WOULDA!
From there I cranked up my reading and self-teaching when it came to real estate investing. I have owned 15 homes now. The challenge i have had is that I became a victim of my own ego and bought too many homes just prior to a market slow down...which I had never seen before. I found out that some of what I thought was investing was speculating. BIG MISTAKE!
Houses wouldn't flip and i became a landlord...not really my goal. And i should've put the winnings in a nice conservative and growing account. So, when the market

Having the most amazing hindsight. Advising others to go slow and take their time. Telling people to be cash strong always. And be happy with money in the bank...not in a dream house of youer own.

My best year was 2005...I purchased 7 homes that year. I primarily was flipping homes. I have found that there are tons of people wholesaling properties in Phoenix...I think it is oversaturated.
