I am partners with my husband George Luce, also a Nostalgic Homes Broker, AKA Santa. He fills this role at the Holiday in the Highlands event sponsored yearly by Nostalgic Homes. We've been in the business for a combined total of 26 years and have worked exclusively for Nostalgic Homes.
We are regularly honored with membership in the Roundtable of Excellence which is the Metro Denver Association of Realtors recognition for the top 5% of producers in the city. Betty is a member of the Public Affairs committee of the Metro Denver Board, and is a founder and trustee of St. Elizabeth's School, an inner city Episcopal day school serving a a diverse student body.
We are good listeners. Our goal for our clients is to help them have the very finest real estate experience - buying a home that makes them smile every time they walk in the door, and helping them make a good business decision so that they'll be able to move on with relative ease when that time comes. And we like to have a good time while doing this!
We work with both buyers and sellers. We have had success with a wide variety of properties - vintage single family homes in Denver's urban neighborhoods with long-time focus in Northwest Denver - Highlands, LoHi, Sloan's Lake. New construction homes in Stapleton and Lowry, Lowell Row - a 12-unit townhome project in a Transit Oriented Development in Westminster's light rail station site, suburban homes in Wheat Ridge, Lakewood, Littleton and Greenwood Village - even Mountain Properties - as well as land and investment properties are well-represented in our resume.
Presentation and Market Placement are of utmost importance in our work with Sellers. Our interest is not to list homes - we are in it to sell homes! We emphasize preparing the property for the market in top showing condition. We are fastidious about presenting our listings with high quality photos and a highly descriptive and evocative sales presentation. And our marketing program program includes a heavy internet coverage as well as print media and open houses. We maintain a website, www.luceteam.com, and single property sites to showcase our listings.
When working with Buyers we focus on education - providing a selection of lenders who offer the best programs, flexibility and an excellent history of closing on time; offering a selection of housing choices that are appropriately priced; negotiating the best possible deal for our buyers. We don't want to be embarrased when our clients return to us to help them sell! We have a full cadre of vendors and service providers we've found to be reliable in helping our clients with various issues. We've reached the point in our careers where we have experience with most of the issues that can plague or derail a deal. We take pride in an excellent record of taking contracts from start through closing with nearly a 100% success rate. This only happens because close attention is paid to the details outlined in the previous paragraphs!
