Who We Are

Arrange To Show LLC is a licensed and insured Limited Liability Company, proudly serving the central Virginia area (Richmond, Chesterfield, Chester, Colonial Heights, Hopewell, Henrico, Prince George, Dinwiddie, Powhatan, Fort Lee ...). Lori is a certified AARC Home Staging and Interior Redesign specialist.  She is friendly, energetic, creative, down-to-earth and service-oriented.  We are passionate about the art of transforming "blah" living spaces into "wow" relaxing retreats and are driven by helping home owners make a fast and profitable sale through staging, or make them fall in love with their home again through redesign.

Through training and hands-on experience we have mastered the skill of identifying /recognizing what most home buyers are attracted to and what they run away from.  Several years ago we were selling a house, which became our first staging project, so I personally know what a difference staging makes.  Thanks to staging, we received 4 offers within the first couple of hours of our first showing and sold the house for almost $17,000 over our original asking price.  That experience started this awesome ride and now we help others experience the same freedom, regardless of the condition of the real estate market.

Putting it simply, Staging is the art of "dressing-up" a home (taking into consideration buyer psychology) to attract, "wow" and appeal to a broader range of buyers.  This "tool" has great relevance this time of year because more buyers are now shopping for homes and more properties are going on the market, which means more homes competing for those buyers.  So, if you are considering selling your home this year, the time to stage it is now.  Make your house stand out above the rest, from the moment the "For Sale" sign goes up. Facts to Consider: A new Home Gain Real Estate study reports that professional home staging is one of the "most recommended home improvements for getting a home into home selling condition for minimal costs and within a quick time frame".  Another Home Gain survey, of 2,000 real estate agents nationwide, found that moderately priced home improvements, ranging from $80 - $2,800, made in preparation for sale, actually yielded the highest returns when a house is sold. (HomeGain.com) The National Association of Realtors recently reported that "staged homes sold for 6.9% more than homes that were not staged" and that "... homes that had first been offered for sale without staging were on the market an average of 4.5 months; the same homes sold within a week, on average, after being staged". Today's buyers are very savvy, they really know what they want, they know that we are currently in a "buyers market" and they know they do not have to settle for less than what they expect or require. Getting and keeping their attention is essential to a fast and profitable sale, even in the midst of the competition. This is were we can help you through our Home Staging service.   Benefits of Home Staging Captures Buyers Home Staging neutralizes a house, making it appeal to a wide range of potential buyers.  In occupied homes, it is hard for visitors to see past the current owners' style, personal possessions and clutter, which turns them off from wanting to buy, even when the house may have the main features they are looking for. 10 seconds rule - Real Estate data shows that buyers make up their minds, on whether they want to buy a property or not, within the first 10-30 seconds of their initial visit.   When buyers fall in love with a home and "just have to have it", they tend to miss, ignore or downplay lacking features and/or imperfections. If a home is on the market for a long time, buyers assume that there "must be something wrong" with the property. The longer a home remains on the market the greater the probability of a price reduction. Greater Profit  A home that is staged and shows well will produce a higher profit than those that are not staged.  In contrast, when a property does not show well, buyers see it as "needing a lot of work" and, therefore, tend to offer a lot less than the asking price.   The financing process of a real estate transaction also benefits from staging because a well-staged house is likely to appraise high.  This improves the chances for a loan to be approved, even when a buyer offers more than the asking price. Buyers that are not swept off their feet by the positive look-and-feel of a home, tend to notice even small imperfections and mentally subtract padded/large amounts of money from the price of the home.  The longer a home is on the market the greater the likelihood of buyers making lower offers, since they assume that the sellers will be "desperate" to sell.   Model-Home Quality Home staging transforms a vacant or occupied house from ordinary to model-home-like. Because of the current state of the real estate market, prices on new construction have gone down.  This increases the need for staging existing homes to achieve the model-home look, in order to compete with new homes, which are preferred by some buyers.   New construction communities often have staged model homes because developers know that a furnished/decorated house helps buyers visualize the lifestyle they could enjoy if they purchase the home. Appeals to Real Estate Professionals Real estate agents are more likely to show a staged house first because of the higher probability that their clients will like it, buy it and close the deal faster. Interior Redesign For us the most rewarding part of redesigning is seeing the shock and the gratitude of a home owner when we reveal their new living space.  What clients find most surprising about our redesigns is how we are able to completely transform/enhance their home using mostly items that they already owned.  We creatively rearrange, repurpose and reuse items found in the home and, when necessary, add accessories and accent pieces either from our existing inventory or that we purchase for the client.  When redesigning a home we use our creativity and expertise but never impose a style, instead we build on the client's own style, so that they may showcase their personality in a beautiful and functional way. Handy-Dandy Tips 

MLS photos     

Now more than ever it is imperative that, when selling a property, the MLS record (and any other type of advertisement) includes photos of the property being sold.  More importantly, the photos must be attractive and show a "model home" quality.  This model home look is achieved by staging the property.  The best time to stage a home is before putting it on the market, although it is never too late.  Here are some of the reasons attractive and well-taken MLS photos are so important:

Listings that do not include photos of the property are often skipped and attention given to  listings that do have photos. MLS photos provide the "first impression" of the home, making it a must for it to be staged before taking the photos, in order to avoid a bad first impression. Currently there are more homes on the market than buyers making offers, which makes it harder to compete.  Outstanding MLS photos give the staged home an advantage and set it apart, attracting buyers and creating the interest necessary for them to actually visit the home.

Please be aware that the "Description" of your listing is as important as the photos you show.  Remember you want to attract buyers not scare them away :-).
