MALIBU / Everyone knows these famous beach homes north of Santa Monica along Pacific Coast Highway One. For the bigger picture, think sprawling sea ranches & stunning hill side estates with panoramic views of the Channel Islands.
PACIFIC PALISADES / In the wooded foothills of the Santa Monica Mountains and coastal bluffs north of Santa Monica. You'll find everything from stylish suburban homes to vintage mansions and ocean-view estates in Palisades and still feel like you're in a quaint coastal village even though it's in L.A..
SANTA MONICA / Everything from expansive estates near the the hills and historic homes on the bluffs by Old Downtown to chic neighborhoods and shopping districts around Montana Avenue and Main Street along with an abundance of more modest post-war suburban homes. Santa Monica has it all by the sea and plenty of multi-unit properties too.
VENICE BEACH / Where else can you find a unique historic landmark (the Venice Canals,) a thriving alternative commercial district recently named by Forbes magazine as "The Hippest Street in America" (Abbot Kinney,) and the second biggest tourist attraction in Southern California after Disneyland (the Venice Boardwalk) all in about a mile and a half of beachfront? Properties here range from the cutting edge and sublime, to the antiquated and funky. There's plenty to choose from if you like your dream homes fully realized, but this is also a neighborhood in transition and there are still some of good deals close to the beach.
MARINA DEL REY / The largest small boat harbor on the west coast with plenty of waterfront dining. A calmer, more orderly contemporary alternative to the chaotic urban vitality of Venice. Home to pristine seaside and Grand Canal properties, marina condos and sparkling residential towers. Includes PLAYA DEL REY south of the Marina with beachfront & hilltop homes that offer great values and enjoy sweeping views from Downtown to Catalina Island.
SOUTH BAY ( Manhattan, Hermosa, & Redondo Beaches ) / These once sleepy, independent beach towns south of the airport saw the birth of the California surf scene here in the 1950's. Each community has its own pier and village with plenty of homes, condos and multi-unit properties available from stunning beachfront offerings on the Strand to traditional suburban properties farther inland. South Bay is also built on low coastal dunes which the beach towns in L.A. don't have so there are a lot more ocean view properties here.
PALOS VERDES PENINSULA The hills are usually the last real estate to be developed in Southern California and the Palos Perdes Peninsula is no exception. The older homes tend to cluster around the highway which circles the ocean bluffs to San Pedro. Development from the 60' & 70's goes down to the cliffs and a little further up the hill with the newer and grander properties even farther up the hill. There's no shortage of outrageous Catalina views here, but there are also, no beaches for the most part.
