I am currently enrolled in my real estate course online and we are learning about ethics and conduct. I have reviewed newsletters on the website and researched cases online. I was surprised to discover the number of violations that were associated with misrepresentation in advertising and bad record-keeping. For bad record-keeping, there were a number of individuals that did not supervise individuals under their brokerage. There were instances where people deceived the broker or comingled the funds. When this happens it is my understanding that the brokerage license is revoked. The last 6 to 9 months seems to have had so much pent up demand in the areas I sell and do leasing in.. But this month is the first time its seems to have slowed slightly.  Inventory is still super low, but people are slowing with the competitive bidding and have just decided to wait it out if they didnt find what they were hoping for.  I had one client change their plans completely since we starting on the house buying search, and one that is willing to wait and not go crazy with overspending and just wait till they have a better chance against cash buyers paying over list.I hope all is well across the country and I feel so blessed to have 70 degree days right now..

The relationship between a client and an agent is one of the most critical factors affecting the real state industry. The most important part of this relationship should be an honest communication. in my opinion, agents must always tell the truth to clients at all times, because  honesty is the results of a trusting relationship; therefore, being an agent people can trust is the key to success.

I have been studying in my pre exam 120 hour course and I have gotten into the part that it talks about how we can lose our licenses and some of the things that can happen so that disiplinary actions have to be taken. I chose to focus in on dishonesty because I think it is the root of almost all the other problems that can happen. Dishonesty and a lack of responsibility are really the roots of all the things that can happen. Money problems for example tie back to dishonesty and a lack of supervision comes back to a lack of responsibility.  How do you guys feel honesty or dishonesty contributes or takes away from the real estate industry.

If you are honest then your cleints will trust you, and if they trust you they will hav egood things to say about you, and if they have good things to say about you than you will get more clients, and if you get more clients you will earn more money. Money Problems is one of the 21 ways that you can lose your Real Estate License.  Money problems can include commingling, failing to account for funds, or failing to remit money that belongs to another.  I feel that money problems is the biggest threat to principals and of the 21 ways to lose a license this one impacts the principals the most.It is prudent that you have a seperate bank account for Real Estate funds and that you deposit any funds that a principal is trusting you with into that seperate bank account.  An agent must not touch these funds as they do not actually belong to the agent.  If the funds are deposited into an agents active bank account, the funds could get confused with their own and spent.  Commingling of funds has resulted in many Real Estate fraud cases.Your pri...
