Lending guidelines in general are getting tighter and tighter and the best rates and terms are now only reserved for the stellar deals. Due to these changes, the deal that could be done 6 months or a year ago, might not even qualify in today's lending climate. With that said, I'll say that it is good to know a broker. Because, if the deal can get financed, I will know where to take it and get the deal done.
