Understanding Agency, and Real Estate Contracts

Two of the key areas that are critical for real estate agents to understand are (1) contracts and (2) agency. While they are understood by some agents, many others continue to make the same mistakes over and over again because they really don't understand them. How do you explain these to your buyers and sellers if you don't understand them yourself? How do you keep yourself from fearing litigation?
