 I just finished up a BPO for one of our listings in the Maryvale Terrace area of Phoenix.  Prices are plummeting in this area as I found 20 comparable listings all below $100,000 within a 2 mile radius of my subject.  All were single family homes built in the '80's around 1300 sq ft. 

This is a growing trend in the Phoenix area: vandalized or stolen AC units from REO properties.  We have at least 10 such listings where the AC units have been vandalized.
