The Gettysburg Homes and real estate information blog is my way of giving back to Gettysburg's people and my personal sphere of influence. The objective is to provide real time real estate infomation and it's potential effect on Gettysburg, PA.
The current real estate market is far from what one would call "normal." Changes are constant, which requires professional realtors to be knowledgable and capable of shifting with the market. The governments attempts to stimulate the market has also caused a steep learning curve for most buyers and sellers in the market. An understanding of the policies and procedures is just one way I can help you to the successful sale or purchase of a Gettysburg, Pa property.
I work both as a Gettysburg buyer agent, and a Gettysburg Listing agent. I also enjoy the challenge of finding quality investment properties and helping buyers to ensure a desired profit margin.
If I can help you in any way feel free to call or send me an email. Quick response time and great communication are always my goal.

Obviously last night was St. Patricks Day and there is no better place in Gettysburg than Gary Owen Irish Pub. There is another Irish bar across town, but Gary Owens is hard to beat. The bar features fantastic authentic Irish decor, a great selection of beer as your would expect from an Irish p...

I happens to all Realtors. A seller has their house listed with Realtor, but continually lets you know how important it is that you push the sale of their house. I typically respond with something along the lines of "If I have a buyer in that price range we will consider everything available, b...

As you know the USDA Rural Housing loan is a fantastic loan product for rural areas like Gettysburg, PA. It's come out this week that the USDA has run out of funding already and typically isn't refunded until October (beginning of the USDA fiscal year). My lender said that she spoke to someone ...

This is slightly situational given that 25% of the country is under water and can't currently sell without going through the short sale process. In the situation where a seller has equity and is looking to move up I believe it is little to no benefit of waiting on the market to return to 2005 st...

I must admit that I'm not very far into this process but it seems like you could do much better with a wordpress site than purchasing a generic real estate site online. Most sites are costing somewhere in the 40-60 a month range. Wordpress is free to setup a blog or use it as a website. In fac...

I don't have much personal experience with short sellers buying other short sale properties, but this success story is much needed. Many short sellers are under the impression that a short sale will destroy their credit beyond repair. This post is proof that we can recover from these less than...

I'm a big advocate of the USDA Rural Housing loan. It offers 100% financing, no PMI (mortgage insurance), and similar standards to FHA without needing 3.5% down. Last year the USDA didn't run out of funds until Late September and was Refunded 2 weeks later. The USDA fiscal year runs from Octob...
