Looking at the final numbers from MLSPIN for 2013 sales of single-family homes in Jamaica Plain we see strong growth over the year with sale prices consistently above asking prices.

Looking at the data from MLSPIN we see that the average 1 bedroom condo in Brighton was averaging $262K in Q4 2013 up almost $40K from Q1 2013.

2013 was a good year for the Brighton condo market - with both sale price and price-per-square-foot (PPSF) increases across average condos.

Looking at the data from MLS and we saw that condos in Somerville were selling for consistently over asking price throughout 2013.  Low inventory,high-demand, and good public transportation options are driving prices higher.

Just running some numbers from MLSPIN for the Q4 2013 Brookline condo market - looking from Q1 2013 to Q4 2013, prices are up 22%

South Boston condos finished 2013 with a 10% increase over 2012 pricing with an average condo going for $484K.   We had an average price per square foot of $475 in Q4 2013 vs. $191 in Q1 2012 indicating that buyers are willing to pay for higher quality finishes and renovated properties.

The South End condo market was red-hot in Q4-2013.  With average sale prices up to over $945K we saw a 25% increase in prices from Q12013 levels. The average Price-Per-Square-Foot hit $755.00 in the South End, up significantly from $597.00 in Q1 2012.

The Dorchester condo market had a strong 2013 with prices increasing from $233,170 in Q1 2012 to just over $295,000 in Q4 2013.

The lack of inventory in the Back Bay condo market is contributing to further price increases. In the 4th quarter of 2013 we saw that the average price of a Back Bay condo increase to $1.265M up from $1.114M in Q3-2013 with a sales price to list price ratio of 97%.
